Overall evaluation:
This apartment has a very prestigious address and is very close to where you currently live. It is on the 3rd floor of a fabulous Haussmann-era building overlooking a charming pedestrian street. There is a wonderful little park right at the end of the street. The apartment needs a total renovation, but has preserved all of it's original architectural detail - fantastic crown mouldings and marble fireplaces. There are point d'hongrie wood floors under the existing carpet.
It has a very good floor plan - similar to the apartment on rue Henri Barbusse, except that it is a little bigger and has a triple reception, instead of a double reception. It also has 3 baths. The view is nice, but not particularly open or special. The building across the street is a former theatre that has been converted to offices, so it is empty in the evenings. The apartment is mostly west facing and there are 5 small “balconets”. There are 2 apartments per floor. It just came on the market last week and is currently receiving a lot of visits.
